  • Providing expert opinions and working together on developing technical appendices to Lease Contracts specifying the scope of work, coordinating changes in the Centre’s design documentation, cost estimating additional work resulting from the content of technical appendices
  • Enforcing Tenants’ contractual obligations (design documentation, hand-over of premises, breakdown of costs, as-built documentation)
  • Coordinating the flow of documentation, sending background drawings
  • Coordinating and reviewing Tenants’ design documentation in terms of compliance with the guidelines of the Tenant’s manual
  • Holding regular coordination meetings with Tenants
  • Coordinating Tenants’ entering the construction site (handing over the site of works as per the Construction Law)
  • Coordinating the Landlord’s works on Tenants’ premises (SAP, DSO, sprinklers, additional works)
  • Organizing hand-overs of Tenants’ premises
  • Settling accounts with Tenants (based on unit prices and subcontractors’ offers)

Reviewing the documentation:

  • Reviewing the Tenants’ design documentation: initial and detailed design: architecture as well as air-conditioning and ventilation installations, electrical installation, water and drainage installation
  • Clearing up, with the Contracting Party’s chief designer, any doubts as to whether the Tenant’s design is compliant
  • Maintaining contacts with the Tenant’s designer to supplement or improve documentation
  • Drafting and handing over a review report

Terms of cooperation:

The offer for Tenant Coordination services presented for a sample investment project is inclusive of:

  • Costs of accommodation and transfer to and from the construction site
  • Full team members’ availability
  • On-site computer equipment with software
  • Costs of mobile phone calls throughout the coordination period

The offer is not inclusive of:

  • Costs of plotting, copying and sending background drawings for Tenants and documentation
  • Office equipment costs (e.g. desks, office chairs, copier, printer, plotter)
  • Cost of Internet access and landline telephone
  • Cost of travelling to third parties’ sites in connection with coordination works, e.g. travelling to meetings at Tenant’s site (upon the Contracting Party’s prior agreement and approval of the trip)

It will be possible to define the terms of cooperation in detail upon familiarizing oneself with the Investment Project work schedule and the progress of respective projects. Based on the above information, it will be possible to prepare a detailed cooperation diagram.
